YES. You must have a valid EPC if you’re selling or renting out a property.
It needs to be available to potential buyers or tenants before the property is marketed.
Failure to provide one can result in fines of up to £5,000 (amount depends on property type and circumstances).

How long does it normally take?
Depending on the size of the property, it averages between 30-60 minutes. Some smaller 1/2 bedroom properties could take less.

Where does the assessor need to access?
Preferably the whole property, internal measurements need to be collect throughout the dwelling. Access is also required view the boiler/ water cylinder/ heat pump, windows & loft space.
